When Does a Roof Need Replacing?

Sometimes, a repair is no longer enough.

There comes a point when repairing a roof can stop being the sensible answer.


But knowing when you've reached that point isn't always obvious.


A roof can look tired without needing a complete replacement. Equally, a roof can look reasonably respectable from the ground while problems have been developing across a much larger area.


So what makes the difference?


When The Problems Start Adding Up

One slipped slate or roof tile is one thing.


Several areas of deterioration are another.


If the roof covering has become extensively worn, repairs are needed repeatedly across different parts of the roof, or the materials beneath the covering have deteriorated, the issue may no longer be one isolated repair.


At that stage, repeatedly dealing with individual problems can become less practical than renewing the roof as a whole.


It's not about how many years the roof has been there.


It's about its condition.


Age Isn't Everything

Older roofs often make people assume replacement is inevitable.


It isn't.


A well-maintained roof can continue to perform for many years, while another roof of a similar age may have suffered more from weather, movement, previous alterations or years of repairs.


That's why there isn't a magic age at which every roof needs replacing.


The roof itself tells you far more than the date it was built.


What Happens Beneath The Slates And Tiles Matters Too

With traditional slate or tiled roofs, the covering is only part of the picture.


When a roof is being renewed, the condition of the underlying components becomes apparent as the covering is removed. The roof structure, battens, felt or other underlay, and associated details all play a part in how the finished roof performs.


That is why a full re-roof is much more than simply putting new slates or tiles on an old roof.


It is an opportunity to address the roof as a whole.


When Roof Replacement Really Is The Better Answer

There is nothing wrong with repairing a roof when a repair is appropriate.


But there is also little value in repeatedly patching a roof that has reached the point where the problems are widespread.


A full re-roof can provide a fresh start where the existing roof has deteriorated beyond sensible repair.


The important part is knowing when that point has been reached.
